My suggestion for a place to live would be the Exton / West Chester / Downingtown area. There is a train station in Exton for commuting to Penn. I live in Exton and as others said it is expensive, but it’s not too close, yet not too far away from the City. Nice safe neighborhoods, convenient shopping, and rural areas nearby. The area is expanding very quickly, and the rural areas are getting a lot harder to find.
Also, there are some decent local streams close by: Valley, French Creek, East Brandywine. You are close to the turnpike or Route 100 to get to the Lehigh Valley streams, and neighboring Berks County streams.
Go on-line and search realtor sites for the area. Good luck.
